Privacy Policy

This Privacy Policy explains how Rentvest ("Rentvest", "we", "our", or "us") collects, uses, and handles information when you use the Rentvest website and calculator tools.

Rentvest is a research and modelling tool designed to help users explore Australian property markets and simulate rentvesting scenarios. Most functionality can be used anonymously without creating an account.

1. What we collect

Information you provide directly: We collect limited personal information when you use certain features of the site.

Property search and calculator inputs: When using Rentvest tools, the application processes postcode or suburb search queries, selected postcode lists, property filters, and modelling inputs used to run rentvesting scenarios.

Local browser storage: Rentvest uses browser storage technologies such as localStorage and sessionStorage to persist application state. Most calculator and workspace information is stored locally in your browser so the application can remember your workspace.

Anonymous identifiers: The site generates randomly created identifiers that do not identify you personally and are used for analytics and telemetry purposes.

Analytics and technical data: When you visit the site, we may automatically collect limited technical information such as browser type and version, device type and operating system, language settings, referring website, viewport size and platform, and page interactions or feature usage.

Shared scenario data: If you create a share link, Rentvest stores the configuration required to recreate the scenario on our servers so that the share link can recreate the scenario for other users.

  • Your name and email address when sending a shared scenario
  • Recipient email addresses entered when sending a share email
  • An optional consent flag if you opt in to receive updates from Rentvest
  • Selected postcodes or suburbs, filters and property assumptions, calculator inputs and modelling settings, and custom cash-flow items included in shared scenarios

2. How we use information

We use collected information to operate the Rentvest website and modelling tools, allow users to generate and share scenario links, send share emails requested by users, understand how users interact with the product, improve research tools and calculator features, monitor application performance and reliability, and detect misuse or abuse of the service.

Where possible, analytics data is used in aggregated or anonymised form.

If you choose to opt in when sending a share email, we may store your contact details so we can notify you about product updates in the future.

Rentvest does not sell personal information to third parties.

3. Sharing and processors

Rentvest uses a limited number of third-party services to operate the website. These providers may process certain information on our behalf.

  • Email delivery: Share emails are sent using Postmark. This requires transmitting the sender name, sender email address, recipient email addresses, and the share link.
  • Analytics and telemetry: Usage analytics and system telemetry may be processed by Google Analytics (Google) and Azure Application Insights (Microsoft).
  • Infrastructure providers: Rentvest is hosted on infrastructure operated by Microsoft Azure in the Australia East region. The site is also protected by services provided by Cloudflare, which may process IP addresses and request metadata to provide security and network protection.
  • Embedded services: Some research pages embed maps using Google Maps.
  • External property websites: Rentvest may link to third-party property websites such as realestate.com.au and Domain. If you visit these sites, their own privacy policies apply.
  • Feedback forms: Feedback may be submitted through forms hosted by Tally.

4. Retention and security

We retain information only for as long as reasonably necessary for the purposes described in this policy.

This may include shared scenario data stored to allow share links to function, opted-in sender contact details associated with shared emails, and analytics and telemetry records used to maintain and improve the service.

Currently, shared scenarios and opted-in contact details do not have a fixed expiration period.

Rentvest implements reasonable technical and organisational safeguards to protect information from unauthorised access, misuse, or disclosure.

Because Rentvest is an online service, no method of transmission or storage can be guaranteed to be completely secure.

5. Cookies and browser storage

Rentvest does not currently use advertising cookies.

However, the site uses browser storage technologies such as localStorage and sessionStorage. These technologies allow the application to store calculator inputs, remember workspace state, and generate anonymous identifiers.

Analytics providers may also use their own identifiers or cookies for analytics purposes.

You can remove these at any time through your browser settings.

You have several options for managing your information.

  • Avoid using the email sharing feature if you prefer not to submit email addresses
  • Clear your browser storage to remove locally stored calculator or search data
  • Use browser privacy settings or extensions to limit analytics tracking
